Actively engaged in real estate valuations since 1986, Mr. Troiano is the Owner of Capital Appraisal Services Inc., an all-inclusive real estate appraisal company founded in 1991. He is responsible for completing complex commercial appraisal assignments and for overseeing the operations of the company. Mr. Troiano is experienced in testifying as a real estate expert in various NYS courts and his appraisal reports include most types of commercial properties.

Commercial experience encompasses valuations of a multitude of property types including rental apartment buildings, cooperative and condominium complexes, industrial facilities, new construction, and retail shopping strips, many of which require complex analysis. Valuations have also been completed on hotels, Manhattan office buildings, nursing homes and other special use type properties. Various reports are completed using a discounted cash flow analysis. Earlier is his career, Mr. Troiano completed residential appraisals that included many premier Manhattan cooperatives, condominiums, and townhouses.
The current commercial valuations are used for the purposes of mortgage financing, tax certiorari, estate planning and taxes, gift taxes, potential sale, and insurance.
